Roof leaks traced to the source — not patched at the drip

Water can travel metres along a batten before it shows on your ceiling. Fixing where it drips is why the last contractor's repair didn't hold.

Roofer lifting and replacing cracked tiles near a roof valley

The service

What this covers

  • Leak tracing on tile, metal deck, asbestos-replacement and concrete flat roofs.
  • Cracked or slipped tile replacement and re-bedding of ridge caps.
  • Flashing, valley and gutter repairs — the source of most "unfindable" leaks.
  • Metal deck rust treatment, re-screwing and end-lap sealing.
  • Skylight and vent penetration resealing.
  • Ceiling board replacement and repainting after the roof is watertight.

Method

How we find the real entry point

Attic inspection

We start under the roof, not on it — water stains on battens and trusses map the true path back to the entry point.

Surface survey

On the roof we check the usual suspects in order: valleys, flashings, penetrations, ridge mortar, then the field tiles.

Controlled water test

When rain is the only witness, we recreate it — hose-testing zone by zone until the leak confesses.

Repair & verify

After repair we re-test the same zone and photograph everything, so you're not waiting for the next storm to find out if it worked.

Worth knowing

Why Malaysian roofs leak

Klang Valley roofs take a beating that European roof details were never drawn for: 200mm-an-hour downpours, afternoon heat that cycles metal flashing daily, and monsoon winds that drive rain uphill under tile laps.

That's why we upgrade details while repairing — wider valley flashing, sarking felt where it's missing, and proper apron flashings at wall junctions — instead of just swapping like for like.

Timing

Don't wait for the ceiling to sag

A brown stain is the roof's final warning, not its first. By the time plasterboard sags, insulation is soaked and timber has been wet for weeks. Repair costs typically triple once the ceiling comes down.

If you've seen a fresh stain after last night's rain, this week is the cheap week to call.
